Terms: We require a non-refundable down payment of 10% of the purchase price with the balance due in full at closing within 45-60 days. There is a Buyer’s Premium of 5% that will be calculated from the high bid and added on to establish contract price. There are no financing contingencies.

Possession: Possession of parcel 1 will beat closing or August 1st whichever comes last. Should the sellers be out sooner than that and buyer can close, possession may be earlier. The back fields will be planted so the farmer has the right to harvest those crops in the fall of 2022.

Survey: Any Survey expenses will be covered by the seller.

Mineral Rights: All mineral rights transfer to the buyers subject to any leases of record.

Taxes: Parcel 30-00576.000 current taxes are $1633.26 per half year based on CAUV value and will be prorated to the day of closing and will be reassessed once new parcels are established.
